| The challenges – The client’s house was not actually suitable for a loft conversion. But an extension that did not encroach into the garden area was preferred. To do this would require extending over the existing garage which would require it’s foundations to be reinforced. |

| The solution – A selection of sketches were drawn and shown to the client. The loft conversion could provide extra accommodation but headroom and space would be limited. Additionally a new staircase would need to be installed causing extra expense and disruption. Sketches of an over garage extension enabled the clients to visualize alternative accommodation that would meet their needs. Garage foundations were reinforced using underpinning helping to reduce disruption. It was now possible to extend on the 1st floor meaning that the garden area remained untouched. |

| Comment from Building Plans – A good example of how to improve your level of accommodation, without spending a fortune. Adding a spacious master bedroom with en-suite and not losing any valuable garden, a common problem for modern housing. A good all-round affordable extension giving excellent financial returns. |
